THE DEVELOPER:
ACQUISITION COSTS: Transparent legislation and stable taxation have determined investors to move more and more towards Cyprus. Real estate acquisition costs (among the lowest in the European Union) and approved government programs make it easy to access this island! A
Property price is bearing VAT. General VAT in Cyprus is 19%. 5% VAT is also possible subject to few conditions to be met (first property acquisition is usually subject to 5% VAT)
Property reservation price stands at aprox. 10,000 Euros.
Upon the payment, the property will be reserved for 1 month, period in which the contracts are prepared and signed. 30% of the property price is paid upon contract signing and lodging it to Land Registry.
The rest is paid at the official delivery date of the property, meaning in aprox. 2 months from the reservation.
Immediate delivery is also acceptable upon full payment.
Transfer Title Tax: 8.00% of the property price for properties above 170.000 euros (50% REDUCTION FOR 2019)
Legal / Lawyer fee: between 0.10% – 1% depending on the complexity of the documentation
Stamp duty: between 0.15% – 0.20% depending on the property price and location
TOTAL COSTS PAID BY BUYER BEYOND THE ACQUISITION PRICE STANDS AT MAX. 9.20% OF THE PROPERTY PRICE!
